There are thirteen subdivisions that make up the area known as Venice East with the original section carrying the official subdivision name of "Venice East".
The original Venice East is one of the few non-deed-restricted/non-HOA neighborhoods in Venice, Fl. According to SC-PA.com, there are 842 single family home sites that were mostly built during the 1960's through the 1980's. Additional homes have been built since then, including the most recent in 2019. Most have 2 and 3 bedrooms and a few have 4 bedrooms. You'll find single carports to 3 car garages with most homes having a 1 or 2 car garage. Most lot sizes are close to a quarter acre (give or take 1000'). There are currently 326 pool homes with more being added each year.
The following Venice East subdivisions all have Home Owner's Associations with a varying degree of amenities and restrictions. They can all be accessed from Venice East BLVD.
The first several are Chestnut Creek, Lake of the Woods, Jacaranda Lakes, Park Estates and Grass Oaks. The next few fall under the master association knows as East Village. They are Quail Lake, Meadow Run, Willow Springs, Heron Shores, Heron Lakes, and Village Run.
Southwood is also often referred to as being in the Venice East area as it backs up to the original Venice East and had a connecting street back in the day.
For the many Venice residents who do not want to be in a deed restricted neighborhood with home owners associations that guide their actions, the city water, city sewer and golf carting to Venice East Golf Club are only the beginning of what draws them to the original Venice East.
A 10 to 15 minute drive gets you to several Gulf Coast beaches. Coming soon is a straight drive or bike ride down Venice East Blvd to Manasota Beach. Walk, jog, skate board or bike ride to our local dog park where there are also tennis courts, basketball and a playground. Just minutes south on 41 gets you to the West Villages and minutes north to Venice Island.
Although many of the home values in Venice East are around $300,000, this is where you can still get into the Venice real estate market with a single family home for under $250,000 and sometimes even under $200,000. A nice variety of fences are allowed by the county, with a maximum height of eight feet. Pets are welcome. You’ll meet plenty of dog loving neighbors by simply walking your fur baby through the neighborhood. You’ll also see a plethora of home improvement projects on any giving day throughout the community as our older homes are being given new life for a new generation. You can even walk or ride your bike to Home Depot, Target, Applebees and many other favorite stores and restaurants.
No HOA (Home Owners Association). No CDD fees. Plant palm trees, fruit trees and landscape to your heart’s content. Put in a pool with or without a birdcage and fully enjoy your back yard experience. Inground or above ground – the choice is yours.
Many properties even have room for an RV pad or boat parking.
From young families to retirees, the original Venice East is one of the non-deed-restricted gems of Venice.
