Are open houses a good way to sell a home?

Finally, a blog that honestly addresses the real estate professions failure to the public in this area. I will also present you with a solution.

I promise you that this will be the most original blog on this topic that you have ever read.

It will give you true insight on this issue like no other blog out there.

Here we go…

It appears that most agents, brokers and real estate agent trainers will agree on the following statements.

1)    Very few homes sell because of an open house.

2)    Agents who need new customers should host as many open houses as they can because it’s a great way to pick up new business.

3)    When your seller wants an open house, it is acceptable to allow less busy agents in your office to host them; regardless of the agent’s ability to effectively represent the sellers interest.

How does that sit with you? Is that how you would want your open house handled?

Why would anyone EVER hire a Realtor who cared so little about hosting an effective open house?

Stay with me for a moment while I share with you how our team has sold 50% of our listings, directly as a result of our open house program, for the past 5 years.

1st - only our team members host our open house events.

2nd - our team members all share in the benefits of the successful sale of our listings.

3rd - engaging all visitors and presenting the features and benefits of each listing, along with that of the community, is the #1 reason why we host open houses.

4th – when the sellers allow us, we make our properties look much better than their current competition

Many open house hosts ignore visitors once they find out that they have another agent. We do not disregard a single potential buyer. Our goal is to find a buyer for your home, not to find a new customer for us at your expense.

So what can you do to protect yourself from such a poor representation from a Realtor?

Use the additional terms section to make your realtor commit to personally hosting a certain amount of houses per month. If they do not, they have breached the contract. Also, do your research to see what previous sellers thought about the service received by that agent.

Most importantly, visit any prospective agents at an open house to see first-hand how they host their open houses.

If you live outside of our service area, we can help you find a quality Realtor at no cost to you. All you need to do is ask.

On behalf of Steve Martin Homes Group,

Steve Martin Smith is a top Sarasota County area Real Estate Agent licensed in the state of Florida since January of 2015. With an impressive launch, he attained the number two ranking in his first brokerage of 20 agents by the end of 2016. That caused other brokerages to aggressively attempt to recruit him and eventually he accepted an offer with Coldwell Banker Residential Real Estate in March of 2017. Since that time Steve Martin has reached many personal heights. Selling $1,000,000+ estates from Panther Ridge in Manatee County to condos in Punta Gorda, Steve has managed to become one of the top selling agents of single family homes in our local Sarasota County market.  The growth and success that Steve Martin Homes Group has attained in 2019 paved the way to accept an offer with RE/MAX Platinum Realty. This move to better serve their customers, with offices across Sarasota County, Manatee County and the largest global presence of any real estate brand, is certain to build on a history of pleasing buyers and sellers who choose to trust Steve Martin Homes Group with all of their residential real estate needs.
