It appears that most agents, brokers and real estate agent trainers will agree on the following statements.

1)    Very few homes sell because of an open house.

2)    Agents who need new customers should host as many open houses as they can because it’s a great way to pick up new business.

3)    When your seller wants an open house, it is acceptable to allow less busy agents in your office to host them; regardless of the agent’s ability to effectively represent the sellers interest.

How does that sit with you? Is that how you would want your open house handled?

Why would anyone EVER hire a Realtor who cared so little about hosting an effective open house?

So what can you do to protect yourself from such a poor representation from a Realtor?

Use the additional terms section to make your realtor commit to personally hosting a certain amount of houses per month. If they do not, they have breached the contract. Also, do your research to see what previous sellers thought about the service received by that agent.

Most importantly, visit any prospective agents at an open house to see first-hand how they host their open houses.
